What happens during a house clearance?
We agree what is being cleared and what must stay. On the day, rooms are worked through in an order that keeps walkways clear. Usable items can be set aside where that is practical. The rest is loaded and taken away. The property should be left empty of the agreed contents, not “mostly sorted”.
What should I remove before the team arrives?
Anything you want to keep. That includes personal papers, photographs, jewellery, medication, devices, and items with legal or sentimental weight. If an executor or family member has not finished deciding, those items should be boxed and labelled, or taken away in advance.
What happens to reusable items and furniture?
A usable table is not automatically waste. Where condition and logistics allow, items can be reused, sold on or passed along. How long does house clearance take?
A garage or a few bulky items can be a short visit. A full house with a loft and outbuildings is a longer day, sometimes more than one. Access, parking and how much sorting is required all change the time. We would rather agree a realistic window than promise a half-day that will not hold.
What affects house clearance cost?
Volume, access, how much is genuine waste, whether items can be reused, and whether the property is occupied all affect the work. A house that has already been sorted is quicker than one where every drawer still needs a decision. There are no set prices on this site.
Do I need to be at the property?
Not always. Landlords, executors and people who have already moved can often arrange access and a written list of what stays. If you live somewhere else, say so on the form. Keys, alarms and any rooms that must not be entered need to be clear before anyone arrives.
Landlords, agents and properties for sale
End-of-tenancy and sale-preparation clearances are usually about leaving the house empty of the agreed contents, not about packing a family’s next home. Say whether the tenant has already left, what must stay (white goods, landlord furniture), and whether an estate agent or solicitor needs a waste-carrier number on file.
If some items belong to a tenant and are going to another address, that part is a removal. The rest is clearance. Mixing the two without saying so is how a “quick empty” becomes two jobs.

Taking household waste away is not the same as transporting someone’s possessions during a house move. Clearance involves waste, and waste should be carried by an operator registered with the Environment Agency where that is required.

Do I have to be at the property during a clearance?
Not always. If you live elsewhere, we can often work from agreed access arrangements and a clear instruction about what stays. Keys, codes and any rooms that must not be touched need to be confirmed first.
What should I remove before the clearance team arrives?
Anything you want to keep, including paperwork, jewellery, photographs, medication and items with personal or legal importance. If you are unsure about an item, mark it or set it aside rather than leaving it in a general pile.
