How Does Probate House Clearance Work?

This is not legal advice. Probate is the legal process of dealing with a person’s estate. House clearance is only the physical emptying of the property once the people responsible have decided what must stay.

Who is allowed to decide

Usually an executor, administrator, or a family member acting with their agreement. A clearance team should not be choosing what is valuable. If something looks as if it needs a specialist opinion, the work should pause.

The useful order of work

1. Secure papers, photographs, jewellery and anything already claimed by the family.
2. Walk the house and mark rooms or cupboards that have not been checked.
3. Agree access: keys, alarm, who will be present, who lives too far away to attend.
4. Clear furniture and household contents that are not being kept.
5. Leave the property empty of the agreed contents so it can be sold, let or handed on.

If you do not live in Malvern

Distance is common. A written list, photographs of rooms, and one named contact are more useful than a vague “clear everything except the obvious”. Obvious is not a reliable category in a parent’s house.

Time

Grief and paperwork do not run to a removals calendar. It is better to book when the keepers are identified than to book early and then stop the crew at the first drawer of letters.
